The Dry Creek Subdivision is a new development located near the intersection of Mulberry and Timberline. Construction began in late 2011 and already the neighborhood has generated significant interest. Truly impressive, panoramic views of the foothills (and even a few snow capped peaks) create a wonderful backdrop for these competitively priced craftsman style homes built by Encore Homes LLC. Although few people will recognize the name Encore Homes, this local builder has developed several popular Northern Colorado communities–including the Fairways at Highland Meadows in Windsor under the name Hartford Homes.

Floor plans in Dry Creek range from about 1,200 to 1,900 square feet. Prices range from the 190s to 230. Although just 3.4 miles to downtown, the community has a somewhat rural feel due to the undeveloped land currently surrounding the neighborhood. Although some industrial business parks can be seen in the distance, the dominating feel of the neighborhood is stylish homes with dramatic views. Dry Creek home owners’ association fee includes access to and maintenance of a community club house, exercise room, play area, and neighborhood park.

One advantage of Dry Creek over other newer home communities in Northeast Fort Collins (ex. Brightwater Landing, Maple Hill, Richard’s Lake) is a location south of the train tracks along Vine Drive. Residents of communities North of these tracks will sometimes experience significant traffic and delays on their way south into downtown Fort Collins while Dry Creek residents will avoid these delays.

Residents enjoy close proximity to Prospect Ponds and Running Deer Natural Areas as well the Poudre River and Poudre River trails. Also within 2 miles or less is Walmart, Home Depot and more world class breweries than you can shake a stick at!
